conditions
The current real estate market in Albuquerque is extremely competitive.
There are over 4,000 homes on the market and that doesn't include
all the new home construction available to buyers. If your home
is going to entice a buyer to make an offer, it must show better
than any other home in the same price range. If your home is over
priced, it will be unfairly compared to bigger, better-maintained,
newer or better-located homes. Most buyers will look within a
fairly narrow price range and make an offer on the best home within
that range. The nicest and best-priced homes are still selling
quickly, sometimes within a few weeks. Otherwise, you can expect
to wait three to six months with a price reduction or two, before
you receive an offer on your home.
Prepare
your home for sale.
Clean it up. Start packing. Remove excessive decorative items.
Stage your home for a pleasant presentation. A fresh coat of paint
and new carpet and/or tile floors always update a home. Would
you buy a house with dirty, worn carpet, scuffed up paint and
walls, broken window seals or windows, leaky faucets, weeds and
dying plants in the yard, etc.? Probably not. Most buyers don't
want a fixer upper. They just want to move in. Your Realtor®
should help you prepare your home for sale. We have a checklist
of questions and examples to guide you through the process. It's
quick and extremely effective. We also recommend that you inspect
your home as soon as possible and repair any problems before they
come up.
Select
an agent.
Interview a couple of agents. Review their experience, qualifications
and references. For example - How long have they been in the business?
Are they full time Realtors®? Are they
a CRS (Certified Residential Specialist)? Are they computer literate?
After you have selected an agent, discuss the list and probable
sale price of your home compared to the market.
