Selling a Home

Market Conditions

The current real estate market in Albuquerque is extremely competitive. There are over 4,500 homes on the market and that doesn't include all the new home construction. If your home is going to entice a buyer to make an offer, it must show better than any other home in the same price range. If your home is over priced, it will be unfairly compared to bigger, better-maintained, newer or better-located homes. Most buyers will look within a fairly narrow price range and make an offer on the best home within that range. The nicest and best-priced homes are still selling quickly, lately within days to a few weeks. If your home is overpriced, you can expect to wait three to six months with a price reduction or two, before you receive an offer on your home. 

Prepare Your Home for Sale

Clean it up. Start packing. Remove most decorative items. Stage your home for a pleasant presentation. A fresh coat of paint and new carpet and/or tile floors always update a home. Would you buy a house with dirty, worn carpet, scuffed up paint and walls, broken window seals or windows, leaky faucets, weeds and dying plants in the yard, etc.? Probably not. Most buyers don't want a fixer upper. They just want to move in. Your Realtor® should help you prepare your home for sale. We have a checklist to help guide you through the process. It's quick and extremely effective. And as part of our service we will also help you with the staging process and recommendations for do’s and don’ts. 

Select an Agent

When you interview brokers, review their experience, qualifications and references. For example - How long have they been in the business? (Over 20 years!) Are they full time Realtors®? (Yes, we both are) Are they a CRS (Certified Residential Specialist)? (Yes - Fred is.) Are they computer literate? (Yes, Sandra is an ePro) Do they text? (All the time) How many homes have they sold? ( Over 700 ) How visible are they on the Internet? (ABQhomes.com has been tops in search engines as an independent locally owned and operated website since 1998) Do they answer phone calls, texts and email promptly? (Yes, it’s been part of marketing campaign for years - “We answer our phone”) Are you compatible? Would you enjoy spending time with this person through what can be a stressful period? After you select an agent, discuss the list price and probable sale price of your home compared to the market. 

Market Your Home

Once your home is in MLS it is distributed to hundreds of websites belonging to agents, real estate companies, Realtor.com, Zillow, Trulia, Homes.com and our personal web site, ABQhomes.com. They all provide buyers with all the information they want before they make a decision to visit your home; multiple photos, directions and a thorough description of your property. The things we do differently are:

We create a professionally drawn floor plan of your home. We use it to verify square footage and for use in our online marketing and on flyers.

We place a QR code on the sign and on flyers that take buyers directly to photos and a description of your home on our website ABQhomes.com.

Fred’s cell number (which he answers) is on the sign for immediate assistance.

Our office number goes directly to Sandra’s cell for additional responsiveness.

Color flyers in your home for buyers to take with them when they visit.

We’ll provide feedback after showings.

We do open houses.

We participate in Realtor tours.

We have a weekly radio ad on KUNM morning drive time.
